LOCAL MARKET ANALYSIS
The subject property on Meeting House Hill Road recently sold for$490,000, after a small price reduction from$495,000. In the surrounding area, comparable homes have shown varied trends, with a notable sale at$545,000 and another at$530,000, both maintaining their original list prices. Meanwhile, a nearby property on Country Club Drive sold for$440,000 after a price increase from$375,000, indicating a strong market demand.
The listing status was updated in SmartMLS after the closing was completed.
The Buyer closed, and the sale was funded. The Seller was notified that he could cancel his homeowner's insurance policy to get a rebate on the unused portion of his policy.
The walkthrough was completed, and we were able to work through the problem with the couch being left in the sunroom.
The listing broker removed the sign and lockbox for the property and notified the buyer's agent where the key was hidden for their walkthrough the next day.
The retesting of the water for arsenic was completed, and the results confirmed the new treatment system was working fine.
The Seller installed a water treatment system as agreed to and the paid receipt was sent to the Buyer's agent.
The Buyer and Seller were able to agree on the repairs the Buyer would complete and the closing cost credit that the Seller would provide to the Buyers in lieu of doing repairs to the septic tank and garage roof.
The appraisal gap of $15,000 was able to be cut to $5,000 after the appraiser adjusted for the home's larger size. The Buyer is willing to absorb $2,200 of the remaining $5,000 gap by reducing the the closing cost credit from $12,200 to $10,000 if we reduce the price from $495,000 to $490,000.
Listing agent reviewed the Buyer's appraisal that came in at 480,000 (that's $15,000 low) and found the appraiser miscalculated the home's size (+$10k using $50/sf) and missed the fact that there's a 4th garage bay under the home (+$5k). The listing agent requested that the appraisal be resubmitted for reconsideration by the appraiser.
Listing agent sent out requests for 2nd quotes for the septic tank/line repair, the drywell for water treatement, and for water treatment sytem to address the water quality.
Buyer's home inspections will be completed.
The appraiser visited the home for the Buyer's mortgage appraisal
To get the results quicker, the home inspector setup a Radon Test & grabbed a water sample
Offer 2 was accepted, and the status in the MLS was changed to "Deposit-Show".
A strong full-price offer was received, and they are willing to accept the outcome of the Buyer's home inspections, as long as the repair costs are less than $1,500. They proposed a closing before the Christmas holidays.

A social media digital marketing campaign was initiated.
The listing status changed from "Coming Soon" to "Active" and showings began.
For Sale sign and electronic lockbox were installed
Using the old appraisal, I was able to find that the public records 1,994 sf were not correct. The change was made in the MLS, and the video thumbnails were updated, reflecting the change. SmartMLS compliance department questioned the change, and they accepted my documentation.
Adjusted the ShowingTime showing timings, durations, blocked out showings after sunset, added the Seller into the feedback loop to receive feedback in real-time, and assigned an electronic lockbox to the listing.
The Coming Soon listing was activated after the Listing Agreement, Compliance Certification, and Coming Soon Addendum were uploaded.
The listing landing page was built in Dubb to include the branded video walkthrough and links to the 3D tour, Full MLS Listing, Seller's Disclosures, Buyer's Guide, and direct access to schedule a showing.
The listing was created in the SmartMLS system, and home characteristics were validated and loaded into the listing along with the listing photos, 3D tour links, and video walkthrough link.
The video walkthrough raw recording was run through Descript to clean up the audio, and then 2 versions of the video were created in Camtasia (1 for YouTube & Dubb landing page, 1 non-branded version for the MLS system on my "Broker Tours" YouTube page). Two versions of the video were created on YouTube, including SEO tags, description, and thumbnails created in Canva. Chapters were added to the videos and subtitles were uploaded after being edited for accuracy.
The 1st round of editing was completed, and 5 of the photos needed rework, so that was ordered. The drone shots editing was completed and satisfactory.
The creation of the floor plans was completed and cross-checked before integrating them into the 3D tour.
The HDR bracketed still photos were sent out for editing along with the drone shots.
The 3D camera shots were compiled to build an Immoviewer 3D Tour, and the order for floor plan creation was sent out.
