The electronic lockbox and sign were removed ahead of the Buyer's walkthrough before their closing.
The mortgage appraiser visited the home at Noon and did their inspection of the home's condition in order for them to complete their appraisal of the home's value.
The Buyer's home and termite inspections were completed. Inspection went well, nothing too discouraging. Buyers are confidently moving forward, appraisal has been ordered!
The offer was uploaded for e-signing after being updated. The status was changed to "Deposit-Show" with Seller acceptance. The signed contract was sent to the Seller, his attorney, and the Buyer's agent. The Buyer's agent EMD link was generated and provided.
This Buyer, who is offering $352,000, wants to do a full panel of Buyer inspections, unlike Offer #4, which the Buyer only wants to do a home and termite inspection. I'm not fond of the contract format that the agent put the offer on, as it includes a requirement for a 5-day attorney review.
We've narrowed the timeline for offer #4 acceptance to be by tomorrow afternoon, Sunday 1/4. The Cash Buyer coming next Thursday won't make an offer sight unseen, so he's in a backup offer position. Tomorrow's showing at 11 am on Sunda,y 1/4 has a Buyer coming that is ready to make a stron offer. Offer #4: Buyer is OK with waiting until tomorrow afternoon for the decision.
Offer #4 was received from a Buyer who is using a conventional mortgage. The offer was for $350,000 (that's $5k over asking price).
The Buyer's agent reached out to let us know that the offer is still on the table. She keeps pressing for us to counter. I let her know we had a $5,000 price improvement and they need to increase their offer.
Offer #3 was received on 12/4, a cash offer with inspections for $310,500, and the Seller opted not to counter. The Buyer's agent was upset that we were not responding to a cash offer.
Offer 3 was received. It was for $333,700, including a request for an $8,700 closing cost credit, so it is a net of $325,000. Seller countered, but the Buyer decided to pull their offer and continue their search.
The Buyer's deposit was released back to the Buyer through DepositLink
The other Buyer who made an offer was contacted and she was no longer interested in the opportunity.
The status was updated to "Active" so that showings could resume
Seller signed off on the termination.
The Buyer terminated without giving any specific reasons. The Buyers agent indicated that the Buyer used an inspector that she has never used. She had no idea what the Buyer's issue was, but she had to respect his wishes.
The listing public and agent-to-agent comments were updated to reflect the offer deadline of Noon, Monday, 11/3. We also sent a notice to all agents who have shown the property, so they are aware of the deadline.
A full asking price CASH offer was received from a Buyer also contingent upon inspections and appraisal.

A digital marketing campaign on social media was initiated, with engaged Buyers being funneled to the listing landing page.
The Seller's Property Condition, Inclusions/Exclusions, and Mold and Lead disclosure packet was completed by the Seller, cross-checked by the listing broker, and uploaded to the SmartMLS listing and the property listing landing page so that Buyers can access the disclosures.
The listing landing page was built in Dubb to include the branded video walkthrough and links to the 3D tour, Full MLS Listing, Seller's Disclosures, Buyer's Guide, and direct access to schedule a showing.
The raw video walkthrough recording was run through Descript to clean up the audio. Then 2 versions of the video were created in Camtasia (1 for YouTube & the Dubb landing page, 1 non-branded version for the MLS system on my "Broker Tours" YouTube page). Two versions of the video were created on YouTube, including SEO tags, description, and thumbnails created in Canva. Chapters were added to the videos, and subtitles were uploaded after being edited for accuracy.
The interior photo's editing was completed, and those photos were added to the "Coming Soon" listing 2 days earlier than expected.
The 3D tour's original interior scans were replaced with today's scans, and the tour was added to the Coming Soon listing and is now publicly available.
This report consolidates traffic reports from many sites, not all. For example, Homes.com doesn't share the traffic report on its site, so look at the Homes.com report for its metrics.
The "For Sale" sign and the electronic lockbox were installed for Buyer's agents to access the back door of the home during showings.
The HDR-bracketed photos of the home's interior were sent out for editing.
Interior photos were taken, and the 2nd set of 3D scans was completed after the Seller's move-out. A full video walkthrough was completed.

Adjusted the ShowingTime showing timings, durations, blocked out showings after sunset, added the Sellers into the feedback loop to receive feedback in real-time, and assigned an electronic lockbox to the listing.
The Coming Soon listing was activated after the Listing Agreement, Compliance Certification, and Coming Soon Addendum were uploaded. The listing activation now exposes the opportunity to the 18,000+ agents who use the MLS system, PLUS it's now on 100+ websites, including all brokerage sites and public portals where Buyers look for homes.
The listing was created in the SmartMLS system, and home details and characteristics were validated and loaded into the listing along with the listing photos. The listing description was created and approved by the Seller.
The creation of the floor plans was completed and cross-checked before integrating them into the 3D tour. All of the interior scans will be replaced with new scans after the move-out is completed before the 3D tour is made public.
The HDR bracketed still photos were sent out for editing along with the drone shots.
The 3D camera shots were compiled to build an Immoviewer 3D Tour, and the order for floor plan creation was sent out.
